Acquisition Criteria

ACP invests in stabilized commercial real estate, including retail, office and industrial properties. For all our property categories, our associates seek high capitalization rates and cash-on-cash returns with upside potential in appreciation and improved mangement. We seek retail shopping centers or malls with long-term national credit tenancies, office buildings/parks with strong corporate tenancy and industrial properties in areas with strong business growth. We prefer properties located in areas that are experiencing strong employment and population growth, or have immediate access to universities, major airports or major transportation arteries.

While we will consider properties in any part of the country, we are currently focusing on the following regions:

California, Arizona, Nevada, North Carolina, Texas, Georgia and Florida

Capitalization Rate: 8.0% Minimum

Year-One Cash-on-Cash: 8.0% Minimum

Transaction Structure: ACP engages in both single-asset limited liability company and tenancy-in-common transactions. We will purchase properties for all cash, cash to new financing or cash to existing financing. Our strong in-house diligence department and our relationships with mortgage brokers and banks across the country allow us to close transactions quickly.
